I would not go by price per square foot as that does not factor in the upgrades you mention at all. It also does not factor in land, view, pool, location or any other amentieis. It only factors in the PRICE and the size of the home. Its a poor way of estimating worth or value. And especially is todays market.
Price per square footage only becomes accurate in FLAT markets where all homs have exactly the same amenities, the lot sizes are exactly the same same view, no pools, etc. In So Cal we do not use price per square footage very much....
