Because of the properties unique characteristics the property's value is ultimately going to be determined by once the appraisal is complete and reviewed by an underwriter. If you are looking to avoid the expense of an appraisal during the initial research stages, talking with an experienced realtor or having a mortgage advisor provide you with a detailed property report would be good places to start. Adrian makes a great point. When you have a situation where the subject property has some unique characteristics you will need to put it in the hands of the appraisal as it is their job to develop the appraisal report and provide supporting documentation that supports the value. You will then need to get that appraisal in front of an underwriter and see what if anything they want on top of the original report for supporting documentation. It is an investment, but it is the only way you will know what truly compares to your property. your best bet is to get with a lender for a loan quote and invest the money on getting a 1004 Full Conventional Appraisal done and then go from there. If all you want is a value Zillow might be the only site that will give you the best round about value and takes current purchases in your given area
