property lot size

property at 33 Mesa Ridge Dr., Phillips Ranch CA 91766, Zillow shows as 6000 sf lot, but the listing agent describes as 18000+sf. Why is there discrepancy? Listing agent said it was from the title report. How did Zillow come up with only 6000sf?

Your gross lot size is over 18K. It appears your REALTOR put in the 6000 sq ft. Regardless most buyers and appraisers, hence lenders, put value on the EFFECTIVE lot size, that area which is usable, ie you could put a pool on, when valuing your property. I would make it clear to your buyer exactly where your site lies, for your case over two legal lots and adjacent the freeway. Show your potential buyers the plat map included in one of these posts. If you look at the assessor's parcel map, here, it shows the 18,000 sf number for the lot, although it is irregular in shape (lot #28).

The mistake may be on the part of Zillow, but it may also be a mistake by the realtor. I would reccomend speaking to the tax office in Phillips Ranch CA and they will give you the correct lot size. Good Luck.

The listing agent can also amend the home.  Just let them know they should change it.
