Zillow is just an estimate, if you read their fine print they even state their #s can be off by up to =/- 20% and if you want to know what your house is worth to please speak with a local Realtor.  If you are thinking about selling, I can run comps for you, see what others in your subdivision sold for, this will give you a more accurate and up to date number.  If you really want to you, you can hire an apprasier to come out, $300-$400 and you can see that way as well.  Bottom line, your property is only worth what a bank will loan on it.  So, whatever it apprasiers for, that is a ballpark of what you can expect.

Home values conduced by a computer based system without human intervention are still a work in process.  The Zillow system does not use value for a particular subdivision and does not look at such things as when the house was last remodeled.  In Greater Phoenix you can have high end homes in a cluster, surrounded by lower valued homes.  This phenomenon presents a problem for computers that can not differentiate between these patches of homes.   As mentioned, have an experienced Buyer's agent work up a free home valuation.  Alternative, here is another valuation program that can give better results, but doesn't get it right all the time either. Zillow "values" homes based on limited and often times incorrect public information, so you have to take those values with a very large grain of salt.  You can affect the Zestimate by providing accurate information to Zillow about your home.  To do this, click on the Edit link below the Description of your home, "claim the home" and update the information.

Dear GTE:

You may use Zillow to get a computerized value. This will be from a computer sample and may or may not include similar constructed homes by teh same builder.

Or, you may contact your Realtor. Most will do this for you for free.
