Washington is still a community property state, so unless one of the couple is buying the house as his or her separate estate/property they both go on the contract. If they want to have it as separate property check with an attorney if the intention is not to allow the other any claim to the property should there ever be a divorce. Good luck with that one!

Easiest if both names are originally on the contract. Names can be added later, but for a clean and easy transaction it's best if the original offer has all the names involved in the transaction.

I would allow your buyer agent to guide you on this one, but you can actually make the offer under one name, usually the name of the person who is getting the financing and then add the spouse to the deed. Or both names can appear on the offer and the deed. It depends on the circumstances.
