The Zestimate is a complex formula that no one really knows for sure. It is a good starting point to establish value in most cases, but should never be used in place of an appraisal or even a CMA. The vast discrepancy that you mention could be from the lower priced property being purchased many years before the other. Although purchase price has no bearing on current market value it has shown to be used in the Zestimate.
