questionable comparisons

My home has continually been valued at more than either of my neighbors.  This past year we have repainted, all new windows, new roof, new duel a/c and more....  Neighbor to the east has done nothing except add solar and house is smaller.  Neighbor to the north is exterior only added a deck...interior illegally rearranging rooms and plans to rent.  YET, my home now shows as less valuable than either.  WHAT?

If your home is upgraded and shows better than the surrounding ones then won't the appraisal of your home be more and show better when you get ready to sell?
I do know that if you live in a house and upgrade it beyond comps. then if you do ever sell it will be factor to some people...not all.
As a buyer I know what a house is worth to me and I am willing to pay the extra for it, regardless what comps. say.
If a person is looking for the cheapest...then they will probably get the cheapest.
I wouldn't worry about it .

You really need a Real Estate Professional who knows the area/neighborhood. The agent needs to personally see your home to give you a more accurate market analysis. Even if you live in a tract or a custom built home  all have different appeal. Maybe one home has been updated or added a resort style backyard etc. A Realtor should look at your home, check the neighborhoods most recent sales with your same square footage/beds & bath as well as personally visit the other homes for sale in your neighborhood. Anyone thinking of selling their home should make this the first step towards getting the best price for your home.

Don't rely on the Zestimate.  It gives you a starting point, but by all means do contact a professional who can give you a better idea of what your home is worth in your market.  Best of luck.
