You really need a Real Estate Professional who knows the area/neighborhood. The agent needs to personally see your home to give you a more accurate market analysis. Even if you live in a tract or a custom built home all have different appeal. Maybe one home has been updated or added a resort style backyard etc. A Realtor should look at your home, check the neighborhoods most recent sales with your same square footage/beds & bath as well as personally visit the other homes for sale in your neighborhood. Anyone thinking of selling their home should make this the first step towards getting the best price for your home.
