questions about closing fees?

hi
i have question about closing fees and where to pay ?
I'm thinking to buy condo with cash under $150k
when you do closing documents.. where do i go?
if i have real estate agent.. do i have to give my cashier's check(150k) to my agent?
or we go escrow office with my agent and pay direct to seller at escrow office..?
how does it work that process?
and can you tell me how much is the closing fee will be?
i heard if you are paying with cash its under 1k.. but someone told its about 2-3k even you are paying cash or loan

Hi James, 

I'm assuming you are only considering of buying the condo and you do not have an agent working with you in getting you this property. So my suggestion is this:

- Get a Realtor that you can work with.
- Ask for help regarding the process of submitting an offer for cash.
- Ask also for Firm that will serve as an Escrow or mutual party in the transaction or the seller will offer    their in house escrow or firm. 
- Get details from your agent and make sure do your due diligence before submitting an offer.

If you are paying cash or not, do your homework with your agent:
Inspection from a licensed property inspector and make sure someone look at title and all the important details to make sure your purchase/investment is on the right tract. Good luck.

It can be less than 1k. If you are paying cash. You will pay the escrow company. They are a neutral 3rd party that only follow the terms of the contract. Closing costs vary depending on the time of year and what needs to be paid. Certain costs such as taxes and Hoa fees are prorated. Many people will also pay their insurance fees at closing. Have your agent run an estimate of closing costs for you.

your realtor  will  ( or should )  have familiarity with the process ……ask your agent to locate an escrow  firm to use  for settlement …..find out their process and  fees …..
