refinancing my 8 unit property

is there a lender that will loan $120,000 on my porperty thats worth $525,000, at an interest rate less than 7%, want to refinance & property improvements, credit score 718-726-728, its my home & have 7 studio apts behind on same lot, any help would be great, thanks, don
