lol about the dishes Spirit. I'm with you. I remember when I went out to look for my first house, the agent asked me what my must haves were. The first words out of my mouth was "a dishwasher".
When I was growing up, I did all our family dishes so I used to ask Santa for either a horse or a dishwasher for Christmas. Tells you where my head was.

Actually it is not confusing at all. In MLS, in the listing it will state what is included or not. You simply add on page 2 of the new 9 page purchase contract. I ask my clients what they would like to ask for, just because it is not listed, we can still ask. Normally I will write in whatever it is my clients are asking for, and what is written on MLS along with "As per MLS and as viewed on 6/13/11", if we viewed the home today for example.
However, it needs to be "standard" appliances as lenders are not in the mood anymore for financing furniture that would not "normally" accompany a transaction.
While we are at it, always a good idea to describe the item as well. For example the Stainless Steel refrigerator as some sellers like to play the old "Switch-a-roo" game on you, meaning you write refrigerator and when you show up for final walk thru there is an old broken down one and not the brand new shiny one you expected.
Since there was no question, just one word "refrigerator" I thought we were listing our favorite appliances. I admit, keeping our food cool, cold, and or frozen (depending on location in refrigerator) is important. I don't much care for doing dishes, so the dishwasher is important for me. Without the microwave, I never would have survived college.

We use our second one for water, sodas, and beers. We drink a lot of liquids here in the Desert!

I'd rather have a separate upright freezer. But I wasn't using it to full advantage and the coolant started leaking, so I had it "picked up"....
I know someone that still has a gas powered refrigerator in their house.
There are so many options for keeping food cool without using electricity; but we see them implemented so rarely now.

Now I'm jealous. Where can I squeeze one more refrigerator to keep up with McK? Ah ha. The living room! Craigslist here I come. As Zillow is my witness, one day I will have two fridges.

Even if listed in the MLS as included with the home, it is not part of the purchase unless specifically indicated in the offer, and agreed upon by both parties...
The MLS gets confusing on this point, and many buyer's agents do their clients no favors by not asking if they want it included in the offer or not.
Since it is not "attached", it is not a fixture and not part of the home, and is considered "personal property, just like their clothes.
And by the way, plain white is a lot easier to keep clean than stainless, and looks a lot more friendly than an "industrial" look.
