Take a look at the two homes currently for sale. One's been on the market since January, the other only for a few weeks - both reduced in price by 4 and 5 percent, respectively. Both have remodeled kitchens with granite counter tops; one appears to have all stainless-steel appliances.
The answer becomes more obvious when you look at the home one street over that sold in early May. It was listed in September '07 for well over $700K and eventually sold for $575K - a total price drop of over 21%. This home was marketed as a "designer home" with granite tile counters and stainless-steel appliances.
If you are friendly with this neighbor take a look at this home and others. Ask a real estate agent to give you a tour of the two listed homes. I doubt you'll find any sport courts and finished crawl spaces.
Unless you want to live in this home another five years do none of the things you've listed. If you want to sell now, however, get the home ready for listing by having all maintenance work done, by cleaning it, "de-cluttering" it, and by making cosmetic improvements inside and out (a few paver stones won't break the bank).
