This does exist - but rarely done. In an unstable market - when prices are deflated - there is not much motivation on the seller's part to lock in a price - when most likely over the course of a few years prices will appreciate.
There are websites dedicated to these types of listings - but I would stay away from them as they have a great possibility for litigation if the market swings one way or another.

I am not a fan of rent own as I have seen too many go awry when either sellers allow liens to pile up or when buyers cannot qualify with a bank after the initial contract period with the owner.
Zillow does not have a search available yet to separate rent to own houses, but many owners will add that to the seller's notes if they are willing to carry the mortgage of rent to own.
