Residential Square Footage is measured different ways, by different people.

The Appraisar will Measure INSIDE the home and caclulate the square footage.  There will be "Living Space" which is the heated and cooled portion of the home, seperately from the garage, patios and proches.

The County Apparaisal District will measure the entire home outside, and deduct the garage space to deduce living space OR depend on a recent appraisal if one is readily available.  The county would get his if the owner were to contest their tax assessment and had a recent one to provide.

The Builder will typically give you what the plans say it is, though the homes are never quite true to the plans, even if by a few square feet...

Realtors and homewoners talk about the square footage of a home and refer to the "Living Space".  What size the garage is will be secondary

The builder will often refer to the ENTIRE structure when talking square footage, because they are paying for it.  The garage was not FREE for them to build  They wrote the checks for the material...
