I have called them because I'm in the same situation, Listed, flyers, openhouses, lowest price in the community...they are willing to pay what you owe to the bank, if your anwer is no, keep trying, just like me!Good luck!

I'm not that familiar with these plans, but the one I did look into once required a full commission on a purchase and a sale, and also required an appraisal that cost about 2x what it should cost. If you had a house that was unappealing for some reason (e.g. only one bathroom, messy neighbors, etc.) it might be worth it. Otherwise I have my doubts.

I spoke with a very knowledgeable agent in our area about a month ago on this kind of arrangement. For him, the criteria is he needs to see at least two comparable sales within the recent six months and will base his offer to you on those. In my case (my house has been on the market eight months now with two different realtors and a stint at FSBO) there are no comps. Two homes in my tract sold a little over a year ago but, according to the program he has devised for himself, those were just too long ago. I don't blame him, frankly. It's a risk and I can see how he can make it work in certain cases. However, once my current listing expires this week, I will list it with him. His marketing strategy seems to be right on and he is very very visable on the Internet. Plus, if he brings me a buyer with a contingency, and they meet his requirements, he can buy theirs while they buy mine. Good luck to all ... this is certainly the most frustrating selling market I have ever ever encountered. Susan
