You should ask the Realtor and your Attorney to resolve these issues by reveiwing the terms of the contract with you.

Secondly,you need to have your Attorney take the lead on this matter due to the fact that the terms of the contract are in question.

the purchase agreement should cover this in full. It should also cover what happens if the property does not appraise for the purchase price. If a Realtor was involved you should discuss this. If not then you may be in default of the agreement if you cancel the sale.

It should have been written in your contract regarding the appraised value. Try to re-negotiate the offer with the lower sale price based on the appraisal, and then possibly the closing costs would be less also, as those are based on sale price.
