selling my house- it's vacant

we've moved and are sellign our house with an agent- she's advertising it like crazy and lookign at comps it's not overpriced, is under zillow estimate.  only a few showings.  what can I do to help promote it?  we don't want to repaint and remodel etc.  but will do that with the right offer.  just want a sale.   need more advertising ideas- what can I do, what can i ask my agent to do also?  will getting an appraisal and room measurement help?

trouble is you may not get the right offer without doing the repaint...inexpensive way to add value to a home... go and see your competition... find out how you can be the next home to get under contract...good luck

I agree with several comments.  First off check out the pictures.  If $20 in ppaint will change how the pictures and virtual tours look, do it!  People contact agents on how homes look in pictures and schedule viewings!  Something needs to be changed or refreshed.  The second thing is, there is a new outlet mall going in your area? Has the agent used Social Media to get this information out there and put a link to your home?  I am finding we are having to be more and more creative to FIND the traffic to view your home.  Are you getting a weekly report of where your home is being seen?  I would encourage you to do some paint, or have a friend/church member come help tweek things and restage to take new pictures....I find the definition of insanity is doing the same thing over and over and expecting different results....in this industry we as Realtors have to continually try new things until we find the right one!

Waiting to paint and remodel when you get the right offer may well be putting the cart before the horse.

Get it to look its best now, or lower the price to reflect the condition of the property.

HI there, it sounds like you have a good agent who is doing all the right things. If you are not getting a lot of showings its not because that agent isnt working hard at it. I cant help wondering whether your agent has suggested upgrading to granite in the kitchen and painting the walls a neutral color and you are resisting. Buyers dont have the imagination to see' and if your home is not neutralized, it won't show well, and will cost your $$$'s and time. Paint it out, spiff up the kitchen, up date a few things . Ask your agent, she is a professional.

Price is important, having it staged so it is inviting in the photo's will help. More and more people are starting their search online so the question becomes how inviting are the pictures?

You want to sell? Price it slightly below market price. That way any buyers will see it is a bargain and look at it first. Your house being $5,000 under the competition could be the deciding factor for a buyer.

Have you looked at OKCMLS comps too?  While Zillow is a great tool, it doesn't always properly estimate property values. Compare your home to other recently sold homes in your neighborhood...  Not just the price, but also look at condition, style, amenities, how long were the homes on market, are there many foreclosures.  I live and work in the Mustang/Yukon area and I have seen homes "sitting" on the market longer than usual but it is also picking up in the area.  What type of marketing is your agent doing?  There is so many different medias for marketing like Print marketing, mailouts/postcards, social media like Facebook/Twitter marketing, internet marketing, Professional Pictures, Video Tours, Open Houses, Brokers Opens, Fliers/Flyer box, Home Tours, etc.?  Have you got on-line yourself and looked up your address?  If not, do it.  Try to think like a buyer, what do the pictures look like, are they professional, unblurred?  Do the pictures and the video tour showcase the home?  Try some new things.  Don't give up!

It is frustrating for a homeowner who is anticipating a flurry of activity that does not materialize. Determine first if your activity level is what is to be expected.

1. Have your agent share with you the number of comparable listings existing in your area (within a mile of your home) along with the number that have sold and gone pending each month since your home appeared in the MLS.
2. The number that have sold and have gone pending is reflective of the number of active buyers in your area. If only one home sold, and you had 3 showings, it is very likely that buyer saw your home also. Your agent can provide a more indepth analysis that includes the online activity your home experienced with on-line searches.

More advertising will not increase the number of buyers.
Your agent will be able to share with you methods to increase the eligible buyer pool for your home as well as any opportunities to project your homes availability upstream of the relocation pattern.

Hang in there. As the weather warms so will the home selling market.

Be patient, if the home is priced right it will sell. Most homes sit on the market for over 3 months before there's a sale. Foreclosures are the only exception to the rule. I agree with the poster above, although priced right be prepared to drop your price and remember what market you are trying to sell your home in. Best of Luck

Its February, not exactly most people's favorite month to move.  Be patient as many buyers are waiting for their tax return to get enough money for down payments.  Also, using zillow to justify the that the price is low enough is not the best idea, so keep in mind you may need to lower the price some more as there are predictions of double digit drops in prices this year.

wow..that's a lot of questions.  Not sure about the appraisal being worth it but a room measurement might be good.  Maybe offer a home warranty?  or offer to pay buyer's closing.  hard to say without knowing more about your property.  good luck
