It is frustrating for a homeowner who is anticipating a flurry of activity that does not materialize. Determine first if your activity level is what is to be expected.
1. Have your agent share with you the number of comparable listings existing in your area (within a mile of your home) along with the number that have sold and gone pending each month since your home appeared in the MLS.2. The number that have sold and have gone pending is reflective of the number of active buyers in your area. If only one home sold, and you had 3 showings, it is very likely that buyer saw your home also. Your agent can provide a more indepth analysis that includes the online activity your home experienced with on-line searches.More advertising will not increase the number of buyers.Your agent will be able to share with you methods to increase the eligible buyer pool for your home as well as any opportunities to project your homes availability upstream of the relocation pattern.Hang in there. As the weather warms so will the home selling market.
Be patient, if the home is priced right it will sell. Most homes sit on the market for over 3 months before there's a sale. Foreclosures are the only exception to the rule. I agree with the poster above, although priced right be prepared to drop your price and remember what market you are trying to sell your home in. Best of Luck
