Butch- By now you have digested Rockin's blog and are well on your way. Rockin mentions "Buydowns" and 321advantage.com
Understand that you have options and WHY standard price reductions are ineffective when you are trying to expand your pool of qualified Buyers.

Offer incentives...

Hi Butch,
I'm sure if you wanted to use an agent you wouldn't be on this site asking how to do a FSBO. Great answer to your question by Todd. ;)
In separate studies by Northwestern University and Stanford University, "by owner" sellers were found to be as effective as agents in maximizing the sales price of their homes. After commissions are factored into the equation, the studies reported, sellers who sell "by owner" actually save more money, and retain more equity, than sellers who sell through agents. The September 08 issue of Consumer Reports magazine also reported that FSBO sellers are more likely to get their asking price while agents deliver, on average, a sales price that is $5,000 less than the original asking price. If you make sure your house is the best of the breed, meaning the best value compared to your competition, clean and uncluttered, with all repairs done, and offer a co-op on the high end of customary for the area it will sell, FSBO or not. See the blog attached to the link below for more info. Good luck.

Hire a professional Realtor. In this market, it's hard enough to market a home for sale. Believe me, it will save you a ton of money and headaches. It's a well documented fact that trying to sell a home on your own often results in less money in profits. The liability alone is worth enough to hire a professional. Unless you are familiar with local real estate laws, disclosure laws, inspections, appraisals and current lending changes and about 50 other important topics, then I do not recommend doing a FSBO.

selling my house without a realtor. what is the process?
