no "Spiel" is needed, but a good discussion should commence.
Find out if the agent is knowledgeable in your area you are looking or for the type of property you prefer.
Questions should be asked by both sides. No two agents are alike, just as much as no 2 properties are alike.

I can set up a search that sends you EVERY PROPERTY UNDER THE SUN, but that would be a waste of time for you and for me.
Plan on a good discussion that educates both parties as to what you are looking for as well as what you might expect.
Remember, a buyers agent who sends you properties is being paid by the seller, so you should get your questions answered appropriately and honestly to ensure you are being taken care of.

Both sides need to know what to expect, and communication is the key!
