why do the banks have to be such bullies??? ask for new terms at the end of the escrow??? let buyers walk??? let homes go into forclosure??? we agents are working our tail ends of to keep buyers on board..sometimes 4 to 6 months..this is crazy.............

The Banks are counting on the Democrat Congress and Obama  to stimulate them with another $ One Trillion Dollars to cover their losses. 

They are holding off on Short Sales until they see that Legislation pass.

They have no interest in losing money.

Don't back down and call every day.  Every day log the name of the individual you speak with their employee number, refer back to these people each time you speak to a rep at loss mitigation.  Escalate the file as often as you possibly can; I know it often feels like a hoop jumping festival trying to get short sales approved but if you are persistent and strong on the phone you will get an approval.

Tell your idiot buyers that there are no free lunches and if they want a deal they have to work for it. they can either go door to door looking for a desperate seller who suddenly has to get out or wait for a short sale. Do they think people are lining up to save them time and money? Otherwise shut up and pay close to asking on a non short sale.

Short sales are a negotiating work of art. No one day of work or a couple of phone calls. The process will take 60 days to even get started and that is after you have a complete package. Be prepared to send the same documents and make the same phone calls dozens of times. The biggest factor though make sure your buyer can close in 21 days otherwise you are wasting your time.
