Valeriebee,
Before you do anything, I recommend your first check with your local Building Department or Building Inspector to see if an additional bedroom would be allowed.
If you desire to sell your home quickly I would recommend you invest time and effort in preparing the home for sale; such as de-clutter, clean and srpuce it up, paint if necessary.
Communicate with local Realtors to properly price the home for a quick sale.
Hope this helps

I wouldn't. Keep your PRICE more attractive if you want a quick sale.

Hi Valeriebee1,
Yours is a hard question to answer without knowing what the demand is for five-bedroom homes in your area. If you happen to be in an area with large families that would be enticed by added living area, it might make sense for you to do the construction. Otherwise, you may not realize a return on your investment.
What I picked up in your question was your desire to sell "quickly." You did not mention that you were looking to get more money by adding a fifth bedroom. That's a good thing, because you need to be cognizant of what the bank appraisal will come in at. Overpricing a home in this market will devastate the success of your sale!
I would recommend you speak with a real estate agent who knows the pulse of your neighborhood very well. If a fifth bedroom will attract buyers that much quicker, you might want to go for it. In this market, however, PRICE is really KEY!!!!
Good luck!
Judy

should I add a bedroom in my attic to sell my home faster
I presently have 4 bedrooms in my home and was wondering if I add another bedroom in the attic if it would sell faster. I cannot really afford the expense of adding another bedroom in my attic as it would have to be done from scratch, but really need to sell my home quickly. Any help would be appreciated. Thank you
