should I do a extensive addition on my ranch?

QUESTION AND ADVICE PLEASE


We love our little ranch in a dead end. We did some extra work beyond the pics there,. We added a full bath in the basement and finished the basement.OUR PROBLEM;
-We need a much bigger house now and we are considering adding a second floor with 1 master bed and 2 more beds and 1 bath. A brand new kitchen, outside sidding and add a in-lams unit because my parents moved in with us from another country, We want to maintain the existing kitchen fir the in-lwas unit and the front room as a living room. The basement has the full bath and a huge area that is already finished.We need to add a new separate entry for the in-laws.....
It will cost us about $250,000 for this project. We will need a loan for it. It is almost impossible to sell our house and buy the "perfect house with in-laws, plus all the realtors fees....
Are we going to do the wordt deal of our lifes? We really love our street, neighbos and everything else....Please, someone help us?

    Unless the ocean is on the other side of those trees, or the sales in the neighborhood are in the $400,000 range, a bank won't lend you the money. And if the bank won't lend you the money and you have cash, DON'T SPEND IT! Please ask a local bank for a recommendation of an Appraisor if you are not comfortable asking a Realtor. The local banks typically use seasoned appraisors. A realtor can do it for free but you may want an opinion from someone who does not have a financial interest.

    What makes the home hard to sell now? Overimproving a home could  be ok if you never care about moving in the future. You should consider both selling/buying and renovation. Also see if there a less expensive renovation as well.

    I suggest that you look for a home in your area that has most of your needs & do a small addition to that new home. You have so many variables such that I cannot envision that all the new additions will fit together well. And, getting a construction loan with your architect's drawings may not be possible.

    I would go out with a Realtor and look at comparables in your area to what you are building. If you are building the most expensive home in the community, you are putting yourself into a tough position, (possibly) in the future when you go to sell. Having great neighbors is 'gold' and I totally understand you not wanting to move because of that. Perhaps you could buy a smaller home in the community for your inlaws? Or do less of a renovation. A home with two kitchens is difficult to sell so you may have to convert it back. Have you checked the zoning laws too?

    First have you checked into a construction loan,And have you checked to make sure your first floor can hold a second floor.Also a bank will have someone come out and look at your home and ad up what you want to do make sure its worth it.But will your home be worth that when you are ready to sell that's anyone's guess.Look in our own area now what are homes going for?Then ad the updates in look and see what the homes are going for in that price.Do you know what your home is worth now?Talk to a Agent in your area they will be able to guide you on what and how the market is in your area.Hope that helped a little.
