should I get an agent?

I made an offer on a house of $50000 and was out bid by $1000. My Question is, next time should I go straight to the listing agent? I feel if I woud have gone to the listing agent directly she would have let me know the other peson bid $1000 more and I need to up the my offer.

That does happen from time to time. In reference to the question's I answered today on Fox 2 news. Your first step in looking to purchase a new home is, to contact a realtor. Look for a realtor, that can help you purchase your new home. One that will take the time to help you clear up any negative credit you may have on your credit report. Then also if you have a had a bankrupty or any other negative credit issue's that need to be cleared up. Do not pick a realtor that charge's you a fee for this! No fee's should be charged, by the realtor of your choice. Next step... Is to start getting all your doc's in order to go forward when the time is right. Now just because you may not be abe to apply for a mortgage, we have several other program's that may work for you to own your own home. So, when you make the decision to start looking for your new home. Also, make the decision to find a good real estate agent that will put you on the right track toward's owning your own home,

We don't usually know what somebody else's offer is.  If it's an in-house listing, we can't divulge to either party what another offer is, even if I do know it.  I'll try to help a buyer put their best foot forward initially, depending on how much they want the property and their finances.  Often you don't get  a 2nd chance in lower priced situations with multiple offers involved.  And sometimes factors other than price are a deciding factor.  Work with a Realtor you trust, that communicates well.

I always say make your best offer and it really depends on how bad you want that particular home. If you know there is another offer in place I would strongly suggest that you make your highest and best. I would say that you should most definitely have a Realtor to help you along the process. I really do not think it is ethical to let the buyer know as a listing agent what the offer is that is on  the table.  Unless all parties agree.

I am not sure if you are saying you put an offer on a property without the benefit of representation. If so, find and hire an ABR (Accredited Buyer Representative). We are professionals who work for the best interest of the buyer. Good Luck.

It is the Listing Agents duty to receive the best price for his or her client.  If the seller agrees, there is no problem disclosing what offers are on the table unless there is a confidentiality agreement signed by both buyer and seller.  Stick with your agent.  Maybe, it was a blessing in disguise!  A better house might become available soon :)

You really would not know the other offer even from the listing agent we are not permitted to see other offers. We could try to use our expertise and negotiation skills to bes t present and hopefully get a second look.Having a buyers agent is always good, but pick them as carefully as a listing agent

You should always have your own agent.
It costs you nothing.
Going to the listing agent can be a disaster for you.  Dual agency is just asking for a lawsuit down the road.
Have your own agent best represent you and allow the listing agent to best represent the seller.

I agree with the answer's that are posted from earlier, the listing agent,  can NOT tell the price of other offer's. But, as in most cases, you will get
a chance to put in your highest and best offer on the property you are interested in! Most all agent's use a highest and best form, in the case of multi-offers. This will  allow you as the buyer, time to think about your
offer and discuss it with your agent. At that time you can make the choice as to what is the highest and best offer you would like to submit on that property!  It's pretty scary to think that, if you go with the listing agent
and, they tell you what the highest offer is they have so far. That at any 
time during the transaction, they could turn just as quick on YOU!  Best
advise is, Have your own Buyer's Agent!! You will be happy with the final
results when you do!

I agree with the other opinions, stay with your buyer's agent, he/she can do the most for you by truly working on your behalf. On your next offer inquire if there are multiple offers prior to submitting yours and armed with that information, you can evaluate your offer for competitiveness. In your situation, the seller may have considered other factors beside price: if the other offer was all cash or had no requests for closing costs etc, the quality of the offer sometimes plays a part in acceptance. In a short sale, the seller wants the best possible offer to submit to the bank; banks are also looking for the strongest offer on REO properties. Stay persistent and positive, the right home is out there for you and you'll find it!

Buyers need agents too!  You could engage an Accredited Buyers Representative to help you.  Your ABR represents you and your interests by negotiating the purchase of a home at a price and on terms acceptable to you. The listing agent represents the Sellers interests. Each Agent has fiduciary duties to their clients. There are different types of Agency relationships involved in a real estate transaction.  Buyers and sellers should have this explained to them by their representative.

The Listing Agent cannot give you any such information.  He/she is bound by law to keep all information regarding the Seller confidential.  You should stay with your Buyer's Agent.  We lost a bidding war for a home with one of our Buyers not long ago. They kept on looking with us and found the "home of their dreams. The purchase transaction will close in a few days.
