Do your research in the area.  A local Realtor can pull some comps for you around the property to help. 

I agree with Connie, a loan that small is going to be hard to come by.

it is only a bad thing, if you can't afford it, can't rent it out for the mortgage if you don't live there...

keep in mind you will have a hard time finding a bank to do a loan that small, ususally those deals are cash or seller carry ... god luck here in Calif that is the downpayment of 3.5%
