Now is a great time to get that dream home at an affordable price. The interest rates are still extremely low. Many uder 5%. You need to have an aggressive agent that markets very heavily, not just a few websites and MLS. in this market, buyers know its a down market and expect deals, so all agents should pull realistic comps and create you a accurate CMA for you home and strive to have it sold in less than 90 days. Many homes are selling in 30 days if priced correctly.

If you are seriously interested in another home that just came on the market it is definitely the right time to put your home on the market. It usually takes nowadays 6 months to 9 months on average in the current market conditions to sell a home. You must be action priced to generate the serious buyers. Your local professional can give you a clearer position on where your pricing should be to get the wanted results. Good luck in getting your dream home. MOVE!! Now is the best time in decades to sell and buy IF you are moving up. Prices are down (sad when you sell) but also down when you buy (YEA!) If you lose 20% on your sale, but save 20% on your more expensive purchase, who's ahead? I'll bet interest rates are also going to be lower on your new purchase making it even MORE affordable!
There may never be a better time to "MOVE UP".

Well you can see in this market not all homes sell quickly, even when the market was plowing forward, price drives all sales...The therory goes, the move value you offer buyers, the more buyers you get through, the better chance you have for multiple offers from multiple buyers.. that hold true today also...
If this is your dream home, you may want to make concessions to get this home...
Consider renting your current home if you can, then sell in a few years (like 10) when the price will be better for you...think of building your real estate portifilo..good luck, and yes if you really don't know an agent by referral, speak with a few...find one you connect with who is honest about your market place, pricing and what if any needs to be done to ready the home for sale..

Which agents in their right minds will ask you not to "follow your dream". You following your dream generates 6% commission on the house you will sell and generate 6% commission on the house you will buy.
To prevent your dream from turning into a long living nightmare follow Sunnyview's advice. Get a realistic idea of what you are likely to get for your old home - use comps and current rental rates as your guide and drop another 5% on your selling price. Then see what the new home will cost you and see at what price point you can buy the new home without adverse financial effects should your income be impacted or your new home goes down in value - assume a worst case 10% drop and perform a complete analysis. Good luck - I do hope you attain your dreams. Remember it will be sweeter the more ready you are.

Follow your dream! Go for it. Interview 3-4 agents as mentioned for not only their price opinion but how and where they will market your home. Also remember that if your dream home is within the same geographic and it's value has come down, there's a good possibilty that your current home has also come down in relationship to your dream. This will depend on your current home value and condition.

If it's your dream house, the simply answer is 'YES', go for it. Interview at least 3-4 agents as already discussed. It is possible to get an offer in the timeframe you seek. Giviing it away...well, only you know the answer to that.

In general, Dreams are sometimes hard to obtain. So, I say go for it. But, an educated go for it. By the by, make it even more affordable and make a good offer with a seller credit to buy down the mortgage rate. it is a very effective strategy.

No, it is not rude to ask several 3-4 different agents for a CMA before you decide to list. In fact, it is the smart way to go. Interview each and look at the comps that they provide. Get a personal/professional feel for the agents. Choose someone who is hard working and will handle your listing personally and not automatically pass it you to a younger less experienced agent. Do not immediately go with the first agent until you interview a couple more to choose the best one for you. Very important, do not go with the CMA that says your house is worth the most. That agent may not be honest about what your house is worth and amy ask for a price reduction soon after the listing begins if the house does not sell. You want a fair attainable price not a dream house buyer that may take many months to achieve or never be realized at all. Get a CMA right away and see if you can find a realtor that will do a great job for you.

sure - that's exactly what I'm doing. In the process of fixing house up first. Making sure it is clean, painted, and move in ready. Will soon put on mkt as FSBO and network myself to get leads. When sold, I get to move to dream home - in 6 or 8 weeks, right in time for spring. Besides, mortgage rates are ideal.
