Yes find an agent that has 3rd party audited and verified stats on their initial CMA's to properties that sell within 90 days. If you can find a qualified agent that actually can back up the accuracy of their CMA absolutely use them. Unfortunately CMA's are often used as a marketing tool for agents to buy your business, telling you what you want to hear, and as a result have no value to consumers what so ever.
The Zillow zestimates are "questioned", or put in a less politically correct manner, are soundly ridiculed.

There is one that seems really reliable, and give the comps it uses (and allows you to exclude them individually if you wish). But I can't think of it...sorry.

In order to get a Zestimate, click on "homes" in the top line, enter the address, then click on "go".
You will see a pop up box on a map (if the property is in Zillow). Click on the address in the box to get the home details page. A critical piece of information on the home details page is the Zestimate range, as well as the community trend.

You should get started by calling a good Realtor in your area. They will give you a fair market value for your home. Most will do it for free.
If you read many of the advice questions on this site you will soon see that the Zestimates are very often questioned.
