No text allowed in the price field, but there is a comment section for words about the house where you can offer the $10,000 towards closing costs. (I'd word it "up to" 10,000).

The price of your home doesn't warrant that much in closing costs and therefore the buyer won't get the full benefit.
I've driven by your home and viewed it on the MLS. There are some other things in my professional opinion that could be done.
