It's a recording device that you can record your house features, etc. I have never used one, so I can't tell you of the success rate.

It's a recorder that has a message about your property, typically recorded by your realtor, giving details about your house. It plays in a constant loop, and is broadcast (via radio).. to a very short range (you need to be sitting in the car almost directly in front of the house)...
... you put a rider on your "for sale" sign that says "tune to station XX.0 on your AM dial" to hear about this house... and people tend to like it. It's something "Extra" that could help... I have no statistics for you, and have never used it.

Just had a call yesterday from a buyer who had decided to "take a break from looking" but was intrigued by what he heard on the Talking House.

I have used it only on one property. Success? Well let me tell you I was at the local post office and teh lady behind me said "Do you have a listing at?"
I turned from the counter to ask "Are you talking to me?" She said Yes, She recognized my voice!
I was totally surprized! Even the postal clerk looked shocked and said OMG I can't believe that just happened.
I have know the postal clerk for years and its not a small post office Many people come through!
End of story she had a realtor who set up an appointment and she was the new buyer! So if thats success?
I do think they are a good idea but they can get costly for the initial program.

What if I just yell "BUY ME!" into a tape recorder and set it up to replay constantly out the window? Maybe one of my neighbors would get annoyed enough to help me find a buyer? (tee hee!)
