Ok, I understand that you like TEP homes better than homes built with real wood and seasoned studs. To each his own.

This reads like a TEP advertisment. As a Realtor, I would not begin to compare a historic home in Tucson, AZ Vs a newer built "green" or TEP home. As the other two pointed out, apples & oranges and really no reason to compare. Depending on what a buyer wants, there is inventory to choose from. Some people prefer the character & charm of an older home & then make the upgrades.

None of the neary homes outside the gates and perimeter walls of the Miramonte development are energy efficient TEP homes. None were inspected and tested during construction.
The subvision immediately north of Miramonte homes on Cedarvale Rd and Castlefield Circle was built in the 1950's and are highly inefficient in design and construction materials.
They were built in an era when energy efficiency was not a consideration. Most of these homes have leaky, single panel windows, no sidewall insullation, minimal ceiling insullation and cost a small fortune to heat and cool. Almost all are devoid of air conditioning and rely on swamp coolers for minimal relief on 104 degree summer days..
No reliable or reasonable appraiser would use these outmoded homes as a comparable when valuing a TEP home.
