Do you think the $/sq-ft of a house with 14,000 sq-ft yard should have the same value with the house 7,000 sq-ft yard?

There's really a lot more to it than that.  Are the houses in the same city? neighborhood?  One house could be 100 years old and falling down, the other could be brand new.  Some neighborhoods are built for patio homes, so you might fetch a premium for a smaller lot.  Some people think more yard is a good thing, others think it is just more to mow!

It just depends on the area.  A local realtor or appraisor would be the best person to help you with this question.  In some areas the yard size doesn't actually make a lot of difference on the sales price; but in some it can markedly affect a home's value.
