throwing in the towel

Hi all, it's decision time and we made ours. We're pulling our house off the market. Since we don't have to sell, we see no need to put ourselves through the aggrevation.

It's not off the market yet, but should be as we've told our realtor that's what we want to do. I had an agent wanting to show it today(w/out notice of course, grrr), but I told them we aren't showing it anymore, they need to speak to my agent.  Guess what?? They drove by anyway, stopped in front of my house, like that was going to change anything. (maybe if they wanted to give us 30,000. more for it!!! hehe, $$$ talks!)

Anyway, I wish everyone else on here luck in selling/and-or buying your new home.

I did the same thing a few months ago.  We don't have to move and we would have to sell at a loss.  It just made no sense to sell.  So, we have resigned ourselves to stay in our house.

butterfly, since I am new to Zillow, how long were you on the market?  We dont have to sell either...and it's really aggravating/stressful and probably stupid...but we will try until Winter.

I wish you good luck.  At least now, you can relax! Will you try again next year?

Hi wannagonow,

we've been on the market 5 1/5 wks.  Our activity didn't pick up till 2 wks. ago.  During all of this time and me stressing(& obsessing) to everyone that would listen, our situation changed, (for the good) so we decided since we have a very nice house in a great area,  why are we putting ourselves through the aggrevation?

As far as our outlook is, we don't have plans to try to sell next year. Of course if our circumstances called for it we would.  But am afraid that by then we'd have to take a big loss. Not to be gloomy, but everything is spinning out of control ( economically) and a lot of people are focused on survival. Sounds crazy, but that's all people are talking about everywhere!

Since January 2009

I've always sold only when I had to (moving a gazillion miles) so sympathize with pulling out if you don't have. 

 

Out of curiosity, what are the ramifications of pulling out of a listing agreement  early?

none! wetdawgs, the only trouble would be if we relisted w/in a 90 day time period w/ another agency or tried FSBO.

Butterfly: We too are on the market about 7 weeks now, and we are getting a lot more showing now, no offers, but will try to stick it out. I totally know your frustration, and feel like we must have holes in our heads to try this year. But my hub and i made a commitment to stick it out until Fall/Winter....there has got to be a turnaround on this economy soon!  Maybe our price drop will attract the right couple. I think we may try next year if we are not successful. I take it a day at a time....thats how you survive the stress.

I don't think you are alone in "pulling the plug". If you are really willing to sit for years until a better market develops, then you have made the right decision. However, things might well continue to get worse for a while.

 

As a potential buyer, think its great when people who don't have to sell and will not at the "wrong" price have the guts to delist. Makes life easier for everyone.

Its definitely a tough market to sell in.

The only thing I would say is that if you are thinking of moving up its a great time to do that. Because even though you may sell your house for less than you want, you will be able to get that bigger house for less than the sellers want to sell. And if the market has moved down 5% on your house its done the same thing on the bigger house which equates to a lot more money. Then when the market turn whatever percentage it goes up is a lot more money than on the smaller house.

Lastly, if the market is depreciating in your area just remember its still going down so if you don't sell now you will have to wait till the market hits bottom then comes back up before you could sell at the price you could get right now.
