town house or detached?

Thinking about downsizing to a townhome. Heard both positive and negative. MOSTLY negative. What do you think?

A lot of townhouses are in Homeowners Associations where you might pay a yearly due that covers snow removal (if you are in an area that it snows), lawn care and maybe more.  That can be a huge plus for some people looking at townhouses!

We made that move in 2005 ... sold the big house (and yard) in Martinez where we raised our 4 sons and moved to a single story townhouse here in Walnut Creek ... took about 2 weeks to get used to it but love the fact that we can simply close the house and go when and where we want (subject to my work schedule as a Broker / Owner of a real estate franchise)... love it.  The only thing I would stress is make sure you get what is important to you.  We compromised on the view we wanted ... wish we hadn't done that.  And remember if you are over 55 you can move your property taxes with you (one time only) which could be a great advantage if you have been in your present home a long time (we were in the big house for 29 years.  Let me know if you have any other questions... i'd be happy to help.

Depending on what your goals are this could be a good decision for you, or maybe not.  Is the townhouse a condo, PUD, other type of property?  If you check the public record you can find out this info.  If it is a condo and has an HOA, then there will be more restrictions when you try to buy or sell it.  Lenders charge a higher interest rate on condos, there are more closing cost fees, and if there is an HOA, then there can be even more restrictions. Some HOAs will not allow the property to be rented out, some do not allow certain types of financing, etc.  So, from a strictly purchasing or reselling standpoint a townhouse isn't quite as straight forward as buying or selling a detached home.  Working with a real estate broker who is familiar with these types of properties would be an excellent decision, as they can research all this info for you, give you estimates of all the costs, and compare various properties to determine which will meet your needs the best.
