Hey, my Aunt Patty and Uncle Clyde live across the street from you!!! I loved visting Shadowbrook growing up.
Don't beileve the Zillow estimate of $203K. Most of the sold properties Zillow is comaparing it to sit on ziny <40,000sqft lots. The selling point of Shadowbrook Drive is the awesome forested lots. This place just sold at $269k and they have 1/4 of the land you do.

You pretty much get to live in a forest that is 20 minutes away from everything. I hope you are in a situation where you can wait around for the buyer that wants what you have.

I pulled the tax information from the auditors site on your house and found out that your home is a 2000 sf ranch on 5 acres. Based on this information if the condition of the home is very good you can probably expect to see a value above $250,000. If the home is in need of some repairs then it may only be worth $200 to $225. The land values in kirtland have remained strong. The schools are fantastic and I've always had a lot of activity on any homes that I've had for sale or sold in Kirtland. If you have any further questions don't hesitate to call me.
