trying for loan modification-ex wife is on the mortgage but lender did quit claim deed. now they are

If you have a divorce decree stating that you are solely responsible for the property, then you should be able to get modification assistance. Failing that, you would need power of attorney to sign the modification documents. Once that mortgage account is current and ip to date, you should be able to assume the loan on your own. Her name would be removed, only after the loan is current, and you can prove that you can meet the monthly payments without her help.

Correct. You can quit claim the property but that does not remove one from their debt liability.
