Eward, I think it is best to suggest HVAC evaluation on an older unit. Perhaps this will save money and offer the seller the advantage of shopping for the best quote if needs replacement. I suggest sellers consider the age of all major systems and have regular maintenance checks to keep in the best performance possible. Home inspection by a licensed agent prior to listing would be a benefit on older homes.
