Are you talking about "distressed" properties where the homeowner owes more than what the property is worth, or what he's selling it for?

Are you looking for short sales or pre-foreclosure properties?

Regardless of what you're looking for, regular sales, short sales, foreclosures...find a reputable and seasoned realtor to help you. Having your own buyer's agent means that the agent is your advocate who will look out for your interest.

Where a seller's agent wants the highest possible price for his seller, the buyer's agent wants the lowest possible price for his buyer. Whom would you rather work for you?

Since you're also giving a specific date....you must be thinking of applying for an adjustment on your property tax valuation. And yes, a realtor can help you there, too.

I would guess the OP actually means a tax sale since those are sold on pre-determined dates. If it's a tax sale, you don't need a real estate agent - you need an attorney. Tax sales frequently do not clear other liens on the property, you usually do not get a walk-through. There is no commission for an agent (unless you pay one).
