In the Advice menu, under Zillow FAQ, you will find instructions about how to tune your zestimate. Even how to add or remove comparable houses used in calculating your zestimate. Sometimes this tuning helps to stabilize a zestimate.
You might look at some of the neighbor's houses in zillow - compare their descriptions/zestimates to yours - see if you can find a pattern that explains the discrepancy.
But, as Naima said, do not get too hung up on the zestimate.

Don't fret. Sit tight and it may go up by 200K next week. That's what happens on my house.
You refer to the number on zillow as a value. It's a zestimate. A number that is put together based on data that they gather from the public records. Since Texas is a non disclosure state and sales prices are not public (only loan amounts are recorded), it skews the numbers for Texas. It is likely that there was a recent sale in your zipcode and the buyer didn't borrow much and now the zestimates are wacked.
I must say that it works well for other states, just not for those that are non disclosure states like TX.
If you need to know the value of your house, you can either hire a professional appraiser for $350 or ask a local Realtor (like me) to do a market analysis. We use the same tools as professional appraisers and we do it for free.

not sure...was hoping someone could tell me if i can adjust this on zillow. From one day to the next it changed. There is a house around the corner almost exactly the same as ours although has one less bedroom but same layout and same exterior and ours has always been valued more. Now that house is valued at 60K more, I don't get it????
