Identify your tightest (with the purse strings) friends and relatives.  Observe how they set priorities and live.  At least partially follow their example and save some money for a down payment.

Unfortunately if you truly don't have room in your budget for additional savings, and you buy before you do, you will be just another foreclosure statistic.

There are some programs that may help, but in most cases you will need to save something for a down, closing costs or even a basic emergency fund in case something in the house needs repair. A good place to start is a budget calculator like this one here so that you can set a goal for saving every month and cut expenses where possible. This home down payment savings calculator here can also help you design a plan to get to your goal. Zillow also has good information available about what can I afford calculator here.

You can buy, but you need a plan first. A house is just a building, you are the one who makes it a home and it doesn't matter whether that home is rented or bought. Put a plan together now so you will be able to buy in the future if that's what you want.

You are on the right path by seeking information.  I suggest you contact a lender representative who can discuss your needs.  That person may be able to help you organize your financials so you can put money aside to buy in the future.  Thare are many programs to help buyers of all economic situations get into a home.  Depending on your income and occupation you might be able to get into an FHA loan and put as little as 3.5% down.  Here are other programs such as the Hero program that helps people buy homes.  Good luck on your path to home ownership.  It will be a process where you will have to search for the right information to meet your needs.

I can help as many others, but not in the way you may think. Buying a home is not a first step in security but the final step in what can be a long road. If you are having trouble with a down payment you may not be ready but need to discuss where you are with a financial adviser. Do not pay anyone any amount of money for a session which any good loan officer or realtor will provide at no cost. I have put people on the path many times. Less than 10 % ever come back to buy with me as thier agent but those that do were ready to buy and got equity in thier first homes.

Hello Blessedangel,

There is a lot of help out there. The government has programs to help people like you that need assistance in down payments. For as low 3.5% as opposed to the standard 20% down. Look for good deals and work with a realtor that has experience working with families. Here is a link to the FHA website that explains the whole program. The best of luck to you and your family getting into a home.

"Home ownership" does not guarantee a "safe environment". Homes and condos can be rented in decent neighborhoods, but don't require the level of investment owning a house does.
