want to buy a house with poor credit. under 30,000. how to successfully do this?

we are looking to buy a house in the country (seminole, shawnee, okemah, area) around $30,000. we both have bad credit, how do we successly carry this out? not to mention we dont know the first thing about buying a house.

contact a lender to find out what your credit is, in addition ask them what you can do and if nothing else....look for a lease purchase property.   Then find a Realtor, the reatlor will help you understand the whole process.  You don't pay a Realtor, the person selling the house does that.  There are several great realtors in the Shawnee area, not many of them advertise on Zillow but there are plenty there.  If you don't know how to choose one, start with a bank and ask them for a name!  Try local banks first for your loan options.

If you go with a FHA loan your middle credit score will need to be a 580 or better to qualify. You will need a 3.5% down payment with this program. Any loan amounts under $50,000 are hard to finance, only certain FHA mortgage companies will accept them. If it is a house that needs repairs and the seller is offerring to give you a low price plus money for a repairs a 203K FHA loan would be a great idea to look into.

It depends on 1) what you mean by "poor credit"; 2) how much house you're looking to buy; 3) how much (or little) money you plan on putting down, and 4) what's in your credit report.

Contact a lender in your area and have him or her do a mortgage pre-approval. You will need the last six weeks of you paystubs, mast 2 months bank statements, and last 2 years W2s.
