im a r.e. broker/property manager. there are several things you need to take into consideration when you put your property on the market for rent.you will need to take into consideration the 3 major factors tenants look at when deciding which home to rent.
1> location ...........how close to schools, work , church,shopping, freeways etc.
2> condition.........is it in good, fair or poor condition. age also is a big factor. a home built in the 50's will take longer to rent than a home built in 2000+. does it have upgraded carpet, tile , counters etc?
landscaping? garnder included? patio? pool? these things add or subract from your rental market value.
3> price..............how does your home compare to others in the same general neighborhood. a common mistake landlords make is wanting the tenant to cover all the cost and expenses of the mortgage, taxes, insurance , repairs etc.

tenants dont really care what your costs are...they care about how much they are going to take out of their paychecks to pay for rent.
if your mortgage is 2000 bucks and the fair market rent is 1600.
thats all they are going to pay.

check the local papers, call the other for rent signs in the area. get a professional property manager to give you a realtistic estimate.

You can list your home on Zillow as a rental quickly and easily.    Take your cursor up to "Rentals" in the top line and click on "post a rental for free".  or go to the home details page, make all the edits you wish and then click on "post for sale/rent" on the left side below all the home numbers.
