You will not be allowed on the MLS if you are a FSBO. A flat rate broker may charge you up front for the service of being on the MLS, which you should offer a buyer rep commision for ~ otherwise you are wasting your money. Be prepared for a lot of time and effort to show and advertise your property. Good luck!

Absolutey you should put it on the MLS and anywhere you can on the internet. Buyers use the internet and so do their realtors. Buyers and realtors will only know of your listing by the MLS or another real estate website. Don't count on newspapers (old school) or drive-bys.

Thie biggest stumbling block to FSBO's are realtors. Many avoid them altogether. Many do not like to call the seller directly. Many mistakenly think they do twice the work for the same pay. Many claim some sort of misguided fear of liability. All of them think they can do a better job because it is there job. The flat fee model has opened the oportunity for FSBO's to gain the necessary exposure. Unfortunately the rest of the fight is not so easy. I agree that in order to encourage agents to bring their buyers you must pay them a commission similar to the going rate. At least this way you will attract agents willing to do their job.

In general, over 70% of potential buyers use the internet to do a lot of research & selection the properties they want to see. So yes yes yes you want to be all over the 'net. Consider getting quotes from a professional RE photographer and use those photos for your web listings.

good luck. I've been doing this for almost 20 years as a full time pro and this has been one of the most difficult years ever. Incidentally, you pay for what you get. I've gotten a number of property listings over the years that started with one of those flat fee for nothing but the MLS services. They finally gave up. It's not that easy to do on your own.

To clarify Naima's extremely helpful answer, the NAR does not recognize flat-fee listed FSBOs as true FSBOs as they have had the help of a Realtor if they appear on the MLS. How else could the NAR come up with such ludicrous statistics regarding FSBOs?
