There is several programs that you use the nehemiah program, and also the state program http://www.state.nj.us/dca/hmfa/  this website can give you what you need.

Down payment assistance programs are out of business. HUD does not accept these anymore. There are some 100% financing programs still available that might work for you. With FHA financing the 3.5% down payment can be a gift from a relative.

I cannot answer for the entire state, but I can say Middlesex County HUD will award $7,500 to income eligible First Time Home Buyers.  Depending on where you are looking, you may want to contact your local county HUD to see what they are offering.  I hope this helps...

I believe the ones that used to be around (neighborhood gold, ameridream, etc.) are all kaput. They really yanked a lot of the good programs out when the criticism of the ARM mortgages started to get pretty loud. There is TALK of the 8K tax credit to be used for down payment, but the Fed decided against it FOR NOW. That may change,.......keep your ear to the ground with your local agent who is on top of this. Down payment assistance programs are becoming extremely rare with the housing crash.  Statistics show that those who don't put their own money in have a higher rate of defaulting on payments.  

One possibility is to see if there is any way you can tap into the $8000 tax credit for first time buyers to contribute to your down payment.

The other way is the traditional way, start saving and when you have the down payment and a slush fund, then you are ready to start looking.
