Make sure there are no safety items left unattended, no peeling paint inside or out and no obvious repairs as they are required to mention all of these in their report.  Good Luck.

I have seen cases where if you bug the appraiser about the value of your home and you follow the appraiser around showing him/her what you have done to the house to get top dollar they usually get bugged.  It is what is and if the appraisal does not come in at where you feel that it should at that point yout take additonal measures to prove that your home is worth more.

Leave a list of all improvements you have made and the approximate $ you spent. Appraisers go through a house very quickly measuring so make sure the list is easy for the appraiser to find.

Hello,

If this is for a new purchase, and you have a Realtor, I would suggest they leave out some comps supporting the value, especially if there is a concern with the numbers in your neighborhood or area.
Whether the appraisal is for a refi or purchase, its a good idea to type up a quick 1-page summary showing any improvements you've made over the years (especially since the last MLS-recorded sale), and any amenities that set your property apart from your neighbors.  
Appraisers are good at their jobs, and know how to spot most value-adds.  But it can be helpful to point out features that aren't as obvious, or that are out of view (new roof, extra insulation, etc.)
