You will get the best price, not only by having a good Realtor, but by also having your home showing in the best condition.  There are many Buyers out there who are tired of looking at unkept short sales and problematic foreclosures and will pay a premium for a well kept home that they can move into without worying about repairs.

Have comparable sales ready to show the appraiser. Don't be afraid to point out special features of your home, show them that you care about your home, make sure you home is clean, there are no visible structural issues, no holes in walls, yard is cleaned up, etc...a lot of these things aren't supposed to make a difference - but appraisers are human and can be swayed in a favorable direction if your home looks immaculate. Also - be NICE to the appraiser...it can go a long way!

Doing the right improvements will add value. Remodeled Kitchens are usually #1, remodeled baths, refinished hardwood floors, adding square footage  when done with permits adds value, just to name a few. There is a publication through Realtor.com that shows how much value you typically get for the improvement you are doing. You might check that out.
