From 4% to 6.5%.  the lowest rate has about 5 points adn the highest rate allows for low or no closing cost. 41/2% cost 2.7 points in addition to brokers fee. depending on your loan amount, no point FHA loans start at 5% today.

Note that there are different FHA Rates. Are you wanting a 30-year fixed rate? Because there are other loan rates and terms available. Also the amount the loan officers/banker is charging will affect the rate quoted.

I locked an FHA Streamline at 5% on Friday paying 1.88 back in YSP...Another 1% would be excessive in my eyes!

Best pricing on FHA comes in half and whole rate intervals.  Depending on the trading of Mortgage Backed Securities, FHA rates hover between 5-5.5% in today's market.  This would be with 1% buydown fee (either origination or discount).
