In this area, and as mentioned above, if the home is not heated and cooled then technically the square footage is not counted. So, I would say heating and cooling are critical in the successful sale of a home.

You can put a dollar amount in case you present the potential buyer with a list of improvements, but in my opinion this is about making the house more desirable.

Not to mention...
Anywhere in the LA basin, having something to scrub the air when the smog level gets high would be a plus. I lived in LA for a few years, and there were many days when going outside was a "only if necessary" activity due to the smog.

Hi Minutiae,
In some areas, you will have trouble selling without it. In others, closer to beaches for instance, AC is not considered essential.
For Westchester, and West Los Angeles areas east, it is a good selling feature.

Since it appears you live in Westchester (Los Angeles area), and that area is near the Pacific Ocean (LAX area), many older homes do not have central air. That said, you would probably still recover the cost of installation if you were to sell the property - if the cost was reasonable - because even Westchester gets some hot days during the summer. More and more homes in your area are stating to get central air.

it depends on where the house is located... in colder areas '0' in deserts a necessity... and for some of us priceless... your buyer will love it no matter and that could be the one thing that pushes them to your property, but I hope you do it for you... and not the resale... also keep in mind you install today, don't sell for 10 years and your unit is old and outdated, nearing end of life... only good left is the ducting... so again do it for yourself...

I think that would depend on the are of country you are in. Here in Texas it would be money well spent. I would talk to a Realtor or appraiser in your area and get an idea of how much it would increase the value as compared to the expense of installation.

what's the value of adding central air?
