In the real estate market, it seems that most people thinking of selling are asking, "What is a property worth?" Or more specifically homeowners often ask, "What is MY property worth?" Putting a value on a piece of real estate can be both a science and an art, depending on who you ask. The value of a property (or anything for that matter) is in the eye of the beholder. The price of a piece of property might come from your tax assessor, a recent appraisal, a Realtor market analysis, what the home seller wants for the property, or what the buyer wants to pay for the property.

Looks like you own a condo? Do not use an assessment or an appraisal to determine market value. Find a Realtor your are comfortable with and have a "Comprehensive" Market Analysis [CMA] done on your home. Staging, de-cluttering and de-personalizing [family photos...] will also help sell faster and for more money. Pricing the home competitively in this buyers market is also a smart way to solicit an offer.

The Realtor will offer a FREE Comparative Market Analysis on your home. This will give you a fair market value based on the most recent sales in your zip code and neighborhood. Otherwise you will have to hire (pay for) and appraiser. But a REALTOR can give you the CMA for FREE.
