The key formula investors use is ARV * 70% - Repairs. Repairs should be labor + materials NOT just materials even if your doing the work. The life-line of the business is getting properties under contract at this price and either flipping the contract to another investor, fix + flip or fix + hold.

Run some internet searches to find RE Investors groups/associations in the target location. Make contacts, attend meetings if possible. Choose a group that focuses on communication and education. Join and get involved (establish yourself). You will make plenty of contacts AND learn more about the investment market in your target area.
