what can you do if home builder has bad reviews?

We are first time home buyers who happen to trust realtor our realtor. Problem is we put an offer in house. after we did so we started digging for information and found that company that built the home is very bad builder. Electrical problems as well as AC problems. Can a home inspection save us from making a mistake and buying alemon?

One of the "not commonly known" things with new houses is, they all have some issues. Assuming a house has been maintained, a potential advantage to the "broken in" version is that there has been time to discover and address most of the "little issues".

So, the fact that the house has been lived in for 8 years is a potential plus. If you have been able to determine what the major types of issues are that you might expect to encounter, ask the current owners straight up about those areas. Have they had any issues? Were they corrected?

Also, have the inspector pay special attention to these areas.

You have to look at the contract you signed.  It should have an inspection contingency built in.  If it was the builders own contract it might not.  You can use an inspection contingency to back out only if it was provided for in the contract.

Agree with Craig.  Realtors are not contractors.  Certainly electrical problems and AC problems are not like a huge crack in a foundation.  The foundation can't be missed.  Unless everything was tested systems may appear to look fine.

If you are not comfortable with the reviews of the builder, I would meet with a manager or supervisor at the builder to discuss your concerns.  Based on their answers, if you still do not feel comfortable, consider another builder. 

Your Realtor is not a contractor, and likely has limited knowledge of construction.  Do your own research, and don't depend on anyone but yourself to make the final decision.
