improve your credit score or settle for a very low-priced home that sacrifices many of the amenities you want. in either case you need to improve your credit score for other purposes as well. a good agent will work with you to improve your credit score if they are confident that you will actually buy a home with them in the future.

Fix your credit. It takes time and financial awareness of what is necessary and what is not and whether a "sale" (or "deal") is really in your financial interest. Home prices are not going anywhere soon - so what is the rush to pay closing costs and REA commissions?

My suggestion would be to sit down with a good loan officer in your area and find exactly where your credit is, with regard to buying a home. That loan officer can give you a plan to follow to clear up less than stellar credit and how long it will take, if you follow the plan,
If you have to buy before credit has been mended, a lease option, rent to own or contract for deed may be the route you wish to take. When using any of those options to purchase, the seller will want to know when you will be able to refinance. So, if you do your work with a loan officer first, you will have that answer.
