If you don't want to call an attorney, you can always google "[your county] landlord tenant". Often there will be a county page that walks you through the eviction process.

Hire some toughs and throw em out on their butts!!  JUST KIDDING Do not do that in some states you will end up paying them rent.  I understand your frustration but you need to hire an attorney to start the eviction process and follow the law even though it can be frustrating and seem like the renter has more rights than you do.
 Be nice and try to get some money out of them and then serve them.

Increase the late fee and shorten the time to when the rent is considered late. Discuss eviction with an attorney ... can be messy in some area's.
